800 Fulton Market is a mixed-use office building that marks the gateway to one of Chicago’s most dynamic neighborhoods. With a series of setbacks and landscaped terraces, the nineteen-story design is carefully proportioned to relate to the rhythm and scale of the Fulton Market District’s historic low-rise streetscape, while connecting to the higher-density commercial district to the north.
Inside, a nearly 40-foot tall main lobby is defined by a cantilevered staircase and mezzanine that create layered spaces of activity with flexible settings that support individual work, small meetings, or community gatherings. Inspired by piazzas and town squares, the lobby in particular seamlessly blends into the busy streetscape beyond and becomes a place of exchange. Lush interior landscaping further blends the indoor/outdoor experience.
Exposed concrete, wood and hand-laid red brick continue the building’s materiality in, drawing inspiration from the neighborhood’s industrial character. A custom terrazzo floor and lush interior landscaping further blend the indoor/ outdoor experience, while layers of lighting, greenery, and furniture, including custom planters and benches by Navillus Woodworks, add warmth to the architectural materials, creating an inviting and comfortable space.
The project uses materials that carefully consider Health and Environmental Product Declarations, meeting WELL Compliance with Toxic Material Reduction such as PBDE flame retardant chemicals. Materials were primarily sourced or manufactured locally.
The second floor hosts community, coworking, and conferencing spaces that are available to the local community, all monitored by an advanced sensor system that tracks fresh air circulation, capacity, and CO2 levels, among other metrics. The variety of amenities and programming throughout the building promote a vibrant lifestyle, encouraging encounters across tenants and promoting a sense of community within the building.
On the eighteenth floor, a diverse range of amenities complete the mixed-use workplace and activate the site throughout the day, enticing tenants back to the office. A full service bar, flexible seating, games, and an outdoor terrace with unobstructed views of the city activate the building throughout the day.
